Abstract |
The government has took new legal measures to allow residential usage for officetels, as there has been increase in for small-sized residence. However, in order to use 'officetel' as residential, which have been planned for office usage, there should be a realistic approach to improve the residential environment. Therefore the purpose of this study is to investigate the planning aspects of officetel for improvement by searching for problems in residential remodeling. For this, this study has looked into the governments policy for officetels and its regulational standards in accordance to the increasing number of single family housing. The planning characters are divided and researched as ① Unit planning, ② Building & Core planning, ③ Exterior Planning and Parking planning. Improvement measures are divided by interior and exterior. Interior spaces are divided into unit, core and hallways, Exterior by main entry, landscaping and parking. For housing units, this study is proposed ways of improvement regarding natural ventilation, daylight, noise, privacy, vertical expansion, private use space ratio and space program. For core & hallways, this study is emphasized, the need to regulational standards and design guidelines, due to natural ventilation, daylight, privacy and communication. For the exterior, this study is proposed improvements in landscaping due to separation of entry sequence, landscaping standards and standard for new amenities. Also for parking, this study is emphasized the need for regulational standards regarding parking planning and maintenance. |
