Abstract It is necessary to make integrated total management of CM application in the housing reconstruction project process and to make integrated management of CM application including an efficient and systematic supervision by applying process by each stage of integrated management to the existing process. The study applied additional business of construction project management to maintenance & improvement project process as a model for reasonable decision-making, reduction of project period, reduction of expenses, profit of a client and stable business from early stage to stage of completion. As a result of carrying out a survey of positive cases, the study could see that high weight of importance by planning stage, design stage, construction stage and liquidation stage appeared with regard to importance of CM. Through analysis results, the study proposed importance of process model in the integrated management method. It is necessary to make an integrated rationable total management process model including maintenance & improvement project management, construction management and supervision.
