Abstract |
The objective of this paper is to suggest the conversion strategy for school building stock in order to provide affordable housing for socially disadvantaged class. Most closed schools have been located in rural districts where housing demands are often lower priorities. But recent decline in urban center and low birth-rate put urban schools at risk of closure as well, requiring comprehensive countermeasures. This paper suggests that school buildings are suited for the conversion into affordable housing for the following reasons: first, the recycling of existing building stock enables the reduction of building cost and provides decent housings; second, the standard classroom could be converted into either one 3LDK unit or two 1LDK units with a minimum ceiling height of 3 meters, allowing sufficient space for installing mechanical services; and third, while low-cost housing demands are higher in urban areas, available lands for development are shrinking. In this respect, we investigated into the statistics and pilot projects related to this topic and suggested the conversion prototypes for school conversion into affordable housing. A construction cost analysis was conducted for the suggested prototypes to compare the cost of conversion versus new construction. Conversion was proven to reduce building cost by nearly 30% compared to new construction, thus meeting the expected demand. |
