Abstract |
The defect lawsuits of apartment house are increasing. That’s because the judged amount of repair charge for concrete crack in the overall defect lawsuits is too large compared to the actual repair cost. Notwithstanding, the standard of tolerable crack width for appearance of concrete has not been enacted and there has been no study on this issue. Thus, the objective of this study is to suggest the standard of tolerable crack width for appearance. This study analyzed the 18 judicial cases and performed surveys for the population of apartment house and the court appraiser and the staff in the constructor. Analyzing the judicial cases in the court, the researcher found the cause of increasing crack defect lawsuits. The court appraiser system comes up with the excessive appraisal amount on the concrete cracks. To present the standard of relevant law as improvement method for tolerable crack width of appearance, the tolerable crack was presented between 0.2045mm and 0.3mm by analyzing the on-site experiments and surveys. It is expected that the consumptive disputes over lawsuits of concrete crack defect will be reduced. |
