Abstract The purpose of this study was to provide the transitional characteristics of the ratio of housing type in korea. For this purpose, the data of Korea Housing Census(1975-2005), the record of housing construction(1995-2007), the statistics of apartment's environment, the Korean City yearbook and the trend of preference of housing type were analyzed. As a result, first, the stock of the detached housing is constantly decreasing, on the other hand, the stock of the multifamily housing is rapidly increasing. Thus, in 2005, the proportion of the detached housing in the all housing type was only 30% in the whole country, and only 20% in the Seoul Metropolitan Area also. Second, the ratio of the apartment to the multifamily housing is rapidly increasing, and in 2005, this ratio was about 80%. Third, in the supply aspect, the proportion of the multifamily housing in the housing supply is above 90%, and the proportion of the apartment is above 78%. And therefore, the apartment is a center of housing supply in the housing markets. And the proportion of every housing type in the housing supply is almost constant during 1995-2007 except 2001 and 2002, that is to say, the housing supply is too inflexible because of the government policy of housing and the rigid housing market. Fourth, the proportion of the multi-household and multi-studio type in the detached housing is constantly increasing and the rising tendency of high-rise apartments is a very serious level. Finally, the study found more a correlation between the stock of housing type and the preference of housing type in consumers than between the supply of housing type and the preference, that is to say, the state of unequal distribution of housing types affects the preference of housing type in consumers. This study has identified that the unequal distribution states of housing type is very serious level and affects the preference of comsumers, as a result, this tendency will continue for years.
