Abstract This paper is a fundamental study for applying to the further policies and guidelines. The goal of the research is to select the preferential planning factors for performance improvements of building types based on abroad case studies and domestic expert surveys. In order to extract existing planning technical factors for improving building performances, we conducted case studies of 19 sustainable building guidelines in 11 cities of domestic and abroad, and classified them as building planning, facilities and sites according to the characteristics of technical factors. Through expert surveys, we evaluated the effectiveness of technologies of each factor with an impact of energy consumptions, costs and environments, and also drew the factor technologies which need to be preferentially applied to the buildings. Based on the result of domestic expert surveys, the preferential factors of building types are selected considering the weights on the importance of each factor. Finally, although there is a slight difference, building planning technical factors are priorities for performance improvements in most residential buildings, while facilities are priorities in non-residential buildings besides school buildings.
