Abstract The purpose of this study is to long-term maintenance cost and elemental maintenance cost analysis for apartment buildings. The adapted research method of apartment building complex located in Gyeonggi-Do that had completed developmental process and under construction has selected as a case study for this research, the classification system was established. Such facility classification system was applied to the statement of construction cost using Net Present Value method (NPV) for elemental maintenance cost analysis. And deviation between annual accumulated long-term maintenance cost and annual expense of maintenance cost was compared based on the result of analyzed elemental maintenance cost. The result of this study are as follow: 1) Total amount of analyzed elemental maintenance cost was approximately 6,630,543,000won according to elemental classification system for established case study. And activities for architecture, civil, electricity, and landscape takes up about 48%, 7%, 20%, 20%, and 5% respectively. 2) Monthly payment of long-term maintenance cost for each household of case study was analyzed as about 13,114won and approximately 6,684,757,000won has been shown as total amount of accumulated long-term maintenance cost for 40 years. As a result of deviation after comparison of accumulated long-term maintenance cost and maintenance cost, accumulated long-term maintenance cost has been analyzed relatively more expensive than those of expenses of maintenance cost when the time of operation eclipse 24 years, as maximized maintenance activities executed.
