Abstract The purpose of this research is to secure the convenience, amenity, and safety for living in apartment house by analysing the problems of the diversion of balcony area, suggesting alternative proposal of it at high-rise housing, based on functional properties and utilization of balcony area. For an in-depth investigation, document survey of floor plans and literature survey were performed. The main results of this study were as followings; Firstly, diversion of balcony area was found to have diversity of problems in terms of architectural views. Secondly, reckless diversion of balcony area for only the living room or bedroom converted into such a difficult prospect in outdoors, the space limits of tree planting, and the lack of washing and drying space. Thirdly, the access of emergency vehicles are prevented, and there are some problems which egress circulation is very complex and long. Fourthly, energy consumption and noise are increased and interior damage such as direct condensation can cause to the residence like fungus. As a result of that, a few viable improvement plans were suggested; the ratio of the balcony area available for diversion and position, the amount of balcony per units, a plan to regulate the space for egress, dimension system improvements, the focused considerations of diversion planning, In addition, the study suggested that control over the amount of balcony area can bring a diversity in the elevation of multi-family housing.
