Abstract |
Recently, a type of household consisting of one or two persons has been increased in the Seoul Metropolitan Area; but, the housing stock for the household does not meet such demand, which would result in the rent increase and the difficulty in supplying housing at necessary places. In addition, it would lead to the deterioration of residential environment, the imbalance of housing market, and the hardship of rent market. To respond to these problems, the Ministry of Land, Transport and Maritime Affairs and the Seoul Metropolitan Government have been trying to provide a urban-life-housing, which is a new type housing for mid- and low- income families. This study seeks to propose schemes for Seoul City to activate providing the urban-life-housing through analyzing the existing conditions of three districts relaxing the parking regulations. The results of the analysis are as follows; first, the number of the car registration in the districts is lower than that of Seoul; second, the type of housing is mostly single or multi-household housing; and third, most of buildings are older than 20 years. Thus, such districts are eligible to be designated to relax the parking regulations. However, this study found more parking demands over than the parking lots built in the districts by analyzing the parking conditions in the day and the night. It suggests a preliminary analysis regarding the parking conditions of the day and the night and the traffic volume when selecting a district relaxing the parking regulations to provide a urban-life-housing. |
