Abstract Currently, small multiplex house constitute 13.5% of all residential buildings in Korea by 2005. These structures proportionally consist of small-sized units and are predominantly inhabited by the underprivileged class. Although small multiplex house play a crucial role in common residence, reality displays a lack of attention of this subject. One may argue that research on small multiplex buildings has been exclusively done in a neutral perspective only for architectural planning. So, this research is anticipated to identify central determinants in appraisal of small multiplex house by studying factors that influence the sale prices of these domestic buildings.
