Abstract This study is to propose architectural planning elements with the aim of improving the effective use of open spaces in the private land of high-rise office buildings through the understanding and analysis of use behavior and use's position, The survey was practiced on 24 open space cases in 17 office buildings on Teheran-ro, Gangnam-gu. Considering the possibility that various approaches from sidewalks effect on the use and user's behavior, planning conditions were classified by plan types, section types, spatial relationships with access to the building. Smoking and talking were observed most frequently among other behavior. Eating, drinking and resting were alos observed on visually closed spaces mainly such as penetration type, piloti type, sunken garden type. As for staying space, many users stay close to main access routes such as the neighborhood of the main entrance. Moreover, users stayed on the side rather than the center in the case of large open spaces and they also preferred spaces with sculptures or trees.
