Abstract Recently attempts to renovate the under-used spaces in the region and to develop it as a foothold of urban regeneration and revitalization as a device of urban regeneration projects are given attention. Accordingly researches of the related plans are rapidly increasing. Still there is no research that focused on the effect of urban regeneration concept on the renovation plans of under-used spaces through comparing the plans before and after the urban regeneration concept emerged. Researching how the plans are changed with the introduction of urban regeneration concept is worthy in setting a goal and direction of renovation plans of under-used spaces that urban regeneration requires. The study contrasts the characteristics of renovation plans of under-used spaces that is connected and that is not connected with the urban regeneration concept through case studies of the plans appeared at the former researches. It aimed to analyze the effect of the urban regeneration concept on the renovation plans of under-used spaces through investigating the distinction between the two. The results of the study show that urban regeneration concept changed the purpose, object, method, and process of renovation plans of under-used spaces. The changes can be summarized to evolution from the expansion of facility to the creation of spaces, from spot renovation to linear and area-based renovation, from the utilization of hardware itself to the utilization of a building as a software, and finally from one-off project to long term process.
