Abstract In regards to the method of estimating the construction cost during the initial stage of construction project, the construction cost is being estimated mostly by applying the unit cost per unit area. However, the construction cost of educational facilities must be estimated by considering their special nature such as normal classroom, special classroom and gymnasium. Accordingly, this study was conducted for the purpose of developing model for estimating construction cost according to the spatial planning of educational facilities during the basic design stage. The construction cost estimation model was developed by using project scale variable and spatial planning variable through regression analysis. In addition, the construction cost estimation model was evaluated and the result revealed that the model developed by using spatial planning variable showed about 2.7% lower error rate than that of the model developed by using project scale variable. Accordingly, it is expected that project owner or construction company can estimate appropriate construction cost as this study has presented model for estimating construction cost during the basic design stage of educational facilities.
