Abstract This study will analyze risk factors for focusing on the whole project phases of the Residential Environment Improvement Projects by reflecting the Characteristics of Urban Regeneration. The main purpose of this study is to suggest risk improvement methods according to estimate degree of importance and evaluate degree of effects by selecting, classifying and analyzing of risk factors. The whole method and procedure of this study is as follows; First, a risk Evaluation Item was complied using method of literature review, Specialist‘s Interview and Questionnaire Survey Second, the classified risk factors was estimate degree of importance and evaluate degree of effects through using AHP Techniques. Lastly, this study was suggest analysis and all-items evaluation about final risk factors the whole project phases in this projects, distinguish the order of priority by analyzing and comparing degree of effects of risk factors.
