Abstract The purpose of this study was to investigate the transformation of Hanok residences and the factors involved in the transformations. For this requirement, the data which were obtained by the disused land registration maps, the aerial photographs, the land register and the registered building data of 1,398 lots in 12 Hanok residences was used. The results of this study were as follows; First, degree of totality and connectivity of road of districts outside a fortress is bigger than districts inside a fortress because of Land Readjustment Project. Second, 65.5% of Hanok disappeared and 11.2% of lots decreased between 1970 and 2011. Third, the factors involved in the demolition of Hanok were 2 factors of road(degree of connectivity and width), 2 factors of lot(area and the length of access to road) and 3 factors of Hanok type(shape, configuration and approach). Fourth, the factors involved in transformation of lot were 3 factors of lot(area, degree of standardization and the length of access to road) and 2 factors of Hanok type(shape and configuration).
