Abstract The purpose of this study is to identify determinants which have influence on residential mobility decision. In the study, residential satisfaction and residents' sense of community (satisfaction with resident participation activity, engagement in resident participation activity and interest in living town), other socio-demographic(gender, age, household type, educational level, job, household income) and housing variables(housing type, housing ownership, the length of residence) are used as explanatory variables in a casual model. 601 subjects from Gwangju Metropolitan City were selected as the final sample. The data was collected from March 31, 2010 to April 15, 2010. A statistical analysis is carried out by applying binominal logit model. SPSS 18.0 program was used for the analysis. Analysis shows that variables reflecting education level(more educated people), job(public official) housing type(apartment) are significantly related with the level of residential mobility decision. And residential satisfaction is significantly associated with residential mobility decision, even after controlling individual's socio-demographic characteristics. There are no differences among satisfaction with resident participation activity and engagement in residential participation activity, whereas there is significant difference between interest in living town and residential mobility decision. From the result, good quality in residential environment make it easier for residents to settle their neighborhood and creating practical residents participation activity should be made to improve residence stability.
