Title A Study on the Improvement Direction of Height Limited for the Landscape Management in Height Limited District of Namsan in Seoul

Abstract Securing the prospect right considering the open landscape to Namsan and maintaining the protective outline of landscape of Namsan considering geographical features of Namsan, and improving the residential environment seeking for the reasonable height limit of height limited district for the pleasant landscape management are needed. The study was intended to suggest the direction of improving height restriction by deducing the problem of height restriction criteria, and by carrying out three-dimensional analysis technique by using view cone at each view point through resetting height restriction criteria at main view points for Namsan height limit district in Jung-gu Seoul. Namsan height limit district was designated as being road surface or below, road surface+4m or below, 3 stories and 12m or below, and 5 stories and 20m or below throughout Hoehyeondong 1-ga, Hoehyeondong 2-ga, Pildong, and Yaksudong. Height restriction criteria of each management area was set up according to 7 management sub areas and 4 management areas presented in the master plan of restoration of original Namsan's image as the basis of height restriction of Namsan height limit district, but height restriction was eased by presenting area that relaxation is possible through segmentation of height criteria by using GIS analysis in order to improve standardized uniform criteria that did not consider topographical characteristics. As a result of analysis of topography characteristics and section characteristics in order to deduce uniformity of height restriction in Namsan height limit district, improvement of criteria was necessary in order to rationalize land use, considering characteristics of topography and view according to section type such as straight type, slope type, stairs type, irregularity type, crater type, valley type. because altitude and slope was discontinuously shown. Height criteria such as view road regulation, elevation angle view surface regulation, view non-relaxation regulation, landscape buffer zone regulation and so on was set up, considering suitable ratio of mountain and building at main view points through the present condition of view and the related plan for landscape management of Namsan height limit district. Validity of setting a standard for height restriction was verified by comparing area of Namsan view according to eased results through reflecting characteristics of topography and overlap of view, and applying 3-dimensional analysis by using viewcone at each view point.
