Abstract In this study the seismic performance of the tower type apartment buildings with Y- and box-shaped plans. The spatial flexibility of the model structures was varied by replacing shear walls with columns. According to the nonlinear static and incremental dynamic analysis results the shear wall structure turned out to have largest overstrength factor. However the flat plate wall system and flat plate system also showed satisfactory performance against design level seismic load. The required amount of structural material was largest in the shear wall structure, and decreased as more and more shear walls were replaced with columns. The amount of re-bars increased significantly in the flat plate structure. Based on the analysis results, it was concluded that the flat plate wall system is the most economic structure system for tower type apartment buildings with proper earthquake load resisting capacity.
