Abstract The aim of this paper is to analyze the relationship between Neighborhood facilities and development characteristics in detached housing area of the land development districts. One-way anova and Kruskal-Wallis by Levene's equal variance test are employed as the empirical analysis on the location of neighborhood facilities and development characteristics of detached housing area in Daegu Metropolitan city. For the this analysis, 1,277 building data of the detached housing area in the 4 land development districts was investigated and The major findings are as follows; First, the number and sharing ratio of neighborhood facilities in a building increase at first and decrease in the end as the size of parcel increases. Second, the number and sharing ratio of neighborhood facilities of a building increase steadily as land price of parcel is higher. Third, the number and sharing ratio of those facilities decrease as the number of floors increases. Forth, the number and sharing ratio of those facilities increase, especially highest in 12m's width of road adjacent to parcel, as the width and the number of road adjacent to parcel increase. The last, the number and sharing ratio of those facilities decrease in the block with two lines of parcels and the parcels which are located in the middle of the block. This research will help us better understand the relationship between Neighborhood facilities and development characteristics in detached housing area to improve residential area in the land development district.
