Abstract The purpose of this study is to analyze architectural characteristics of domestic and foreign unit modular housing products for development of affordable housing as case study. A document research and field survey were used to analyze and classify the architectural characteristics of four unit modular housing products, Staco, Muto as domestic, Spacebox and Caledonian of Europe. Based on the results of the critical review, The framework of this study was composed of four dimensions such as ubiquity, flexibility, sustainability and affordability. The results of this study suggest that unit modular housing not only has typical benefits of prefabricated building such as shorter build time and budget reduction, but also can get flexibility, sustainability, affordability and proved quality via mass production. This research can be a basis for the application of the unit modular housing to the affordable housings for college students, further, officer and workers.
