Abstract The purpose of this study is to investigate changes in local market caused by large commercial facilities, especially for retail and restaurant business in Suwon city. Time series analysis was used to analyze the changes in the number of retail store and restaurant caused by the entrance of large-scale commercial facilities. Also, the relationship between positioning of large-scale commercial facilities and the locational changes of retail store and restaurant were examined by using cross-sectional analysis. The result of time series analysis showed that the entrance of the large commercial facilities have a negative effect on the number of retail store and restaurant. However, the outcome of cross-sectional analysis revealed that the number of retail store and restaurant increases when the site is located within 500m from large-scale commercial facilities. With these results, we can analogize that the entrance of the large-scale commercial facilities reduce local retail store and restaurant, and closedown stores are far from large-scale commercial facilities or remaining stores gather near to large-scale commercial facilities. Also we can analogize that the distance-limited regulations like the restrictions on the entrance of large-scale commercial facilities within specific radius may not working properly.
