Abstract Recently, in the real estate market, supply has been continuously exceeding demand, and it has been forecasted that the sale of real estate will no longer give rise to capital gains. In the circumstances where supply exceeds demand and housing inventories continue to increase, the future real estate market would have to place more emphasis on the value of use rather than the sales value, and on satisfying the desires of customers. This study was meaningful in that it confirmed that the visitors of Heyri Art Village experience differentiated characters or placeness, and such experiences are expressed as intent to live in or to select Heyri as their residential area, and identified the potentials or demands for new housing market. This study also gave rise to meaningful conclusion in that in developing future residential areas, there would be needs for development of differentiated residential area or formation of place that reflect the demands and sensitivity of the future place consumers.
