Abstract The purposes of this research are to perceive problems of the subject through the analysis on Doctrine Principles of Universal Design(UD) achievement and suggest improvement direction. For the subject of investigation, Jangheung LOHAS town and Gokseong Gangbit town, domestically first Age-friendly Residential Area in existence, were selected. To select items of achievement assessment, Universal Design facility items for physically challenged people and Universal Design environment items for Age-Friendly Residential Area by focusing on intersection items of previously enacted standards and researches were reselected in consideration of seniors' age effects. In addition, assessment items were classified based on the 6 doctrine principles of Product Performance Program(PPP) and Universal Design and the subjects was finally selected by consultation and assessed. As a result of analysis, both of two subjects fit the standards of Universal Design from an angle of Residential Area position, but there were regional limits and they didn't fit the standards in indoor and outdoor environment. In addition, spatial design and facility design for seniors' long-term dwelling were insufficient. Through the item drawing process, analysis factor valuation results and improvement direction of this research, this research should be utilized as basic data during the design of Age-Friendly Residential Area in the future.
