Abstract This paper shows a basic study for the revitalization of existing Apartment by introduction of partial rent system, through which the lessor can lease some part of his own housing unit. This kind of rent system will relieve the depreciation of the large apartment unit and the sharply increasing demand for small housing unit. According to previous studies, rented unit area in existing shared household ranges from 15㎡ to 45㎡, and it is suitable for 1~2 person household. Partial rent system in apartment housing unit has been evaluated as positive(3.48, Likert 5 scale, n=243) through the questionnaire of lessors and tenants. Tenants opposing this system mainly preferred officetel and ones agreeing this system preferred apartment housing. Tenants put emphasis on the location of the housing, and wanted 2-room structure on a deposit money basis when they chose housing unit. 46.2% of leaseholders strongly wanted to apply partial rent system to their housing units, and 27.3% of them wanted to purchase this kind of housing designed originally as this type. They preferred monthly rent system because of financial reasons. and the average size of housing for lease has been calculated as 26㎡(1.5 room). By activating partial rent system considering leaseholders' and tenants' requirements, problems related to redundant housing stocks and shortage of small housing units can be mitigated.
