Abstract |
This research seeks to understand the cause of the Gentrification and to analyze the effect which the Gentrification causes to the region.
Through the analysis, the research aims to identify the regional and environmental characteristics that can be found commonly in places
where Gentrification occur; the research will then examine the economic and social effect step-by-step. The multiple regression analysis was
conducted to understand the cause of Gentrification and to analyze the effect which Gentrification causes to the region. The result of the
causation analysis between regional characteristics and Gentrification shows that Floating Population, Working Population, Movie Theater,
Department Store, Bank, Hospital, Subway Station, and Parking Lot have a significant and positive effect, and living population has a
negative effect. Additionally, the result of the causation analysis between Gentrification and economic impact shows that Total Store, Open
Store, Closure Store, Total Worker, and Official Land Price have a significant and positive effect. |
