Abstract This study examines factors influencing the social acceptance of modular construction to support its wider practical application. A comprehensive survey was conducted across various stakeholders, including industry professionals, those with experience in modular construction, and general users. Using multiple regression analysis, the study evaluated the influence of four key variables in social acceptance: rational, emotional, institutional factors, and trust. Results showed that emotional factors had the greatest impact on social acceptance, followed by institutional and rational factors. Among industry professionals, rational and institutional factors were primary influences, whereas those with modular construction experience were influenced by emotional, rational, and legal factors. To further advance modular construction, it is crucial to strengthen emotional and institutional factors by promoting positive images, showcasing successful projects, ensuring safety verification from independent bodies, and advocating for supportive government policies and law revisions. The findings are expected to aid in the sustainable development of modular construction within the construction industry.
