Abstract Leakage defects in apartment buildings cause significant inconvenience to residents and may lead to secondary damage. To enable a timely response, it is essential to systematize defect information. This involves creating a classification system for building elements and spaces to analyze the causes of defects and identifying key factors for calculating weighted values based on those causes. This study developed the classification system by analyzing defect cases according to project entity types. Weighting factors were also derived to prioritize defect causes and assess risk levels for each type of defect. The validity of these weighting factors was confirmed through expert interviews, and weights were calculated accordingly. The findings of this study can be applied as leakage defect property data within a BIM model of an apartment building, supporting BIM-based decision-making for defect classification and cause identification.
