| Abstract |
In inner-city areas of Seoul, vacant houses left after the cancellation of redevelopment projects have become concentrated in certain locations,
forming so-called vacant-house clusters that worsen living conditions and contribute to urban decline. Despite their potential value for
preservation and reuse within the city, many of these areas have remained neglected for long periods without a clear direction for utilization.
Based on this context, this study explores ways to revitalize vacant-house clusters created by redevelopment cancellations through minimal
intervention that maximizes the use of existing resources. The causes and current conditions of vacant-house clusters in inner Seoul were
analyzed, and local assets in each district were assessed. As a result, Ok-in District 1 was selected as a pilot site due to its high potential
for preservation and reuse. Through a review of relevant theories and an analysis of domestic and international cases, the relationship
between vacant-house reuse and community formation was examined. Based on this analysis, a regeneration strategy was proposed that
connects vacant houses in Ok-in District 1 with shared housing, village hubs, and publicly accessible spaces. This study is significant in that
it regards vacant houses not as objects for demolition but as assets for urban regeneration, and presents an alternative approach for the midto
long-term revitalization of areas that still retain latent redevelopment potential. |
