| Abstract |
This study analyzes the physical boundary characteristics and openness of reconstruction and redevelopment apartment complexes with more
than 1,000 units constructed in Seoul between 2015 and 2024. Boundary elements are classified into access-related and closed types, and
quantitative indicators of openness are developed, including entrance density and the ratio of open boundary length. The analysis reveals
distinct typologies between renewal methods. Reconstruction complexes on flat terrain show higher physical permeability through a greater
number of pedestrian entrances, while redevelopment complexes on sloped terrain exhibit lower permeability due to the need for retaining
walls and deck structures. However, redevelopment sites often compensate by allocating a higher proportion of boundary areas to commercial
facilities. The study finds that genuine openness depends less on voluntary design decisions and more on institutional interventions such as
Special Architectural Districts and on commercial requirements. Even when openness indicators are high, operational closures such as gate
systems often limit actual accessibility. This suggests that contemporary apartment complexes prioritize internal amenities and security while
reducing connections to the surrounding urban fabric. |
