Abstract This study examines the characteristics of residential development in Busan Metropolitan City according to location and housing type. The analysis includes 25,462 cases comprising 1,108,362 households, representing approximately 70 percent of the city’s housing stock. Residential developments were classified into 10 locational types, 9 housing types, and 12 development-size categories based on the number of households. The results show that residential development in Busan expanded rapidly around 1990 through the growth of built-up areas in the city center and large-scale residential land development in peripheral areas. Apartments account for nearly 70 percent of the housing stock, while non-apartment housing, particularly low-rise multi-family housing, makes up most of the remaining share. Since the 2000s, newer housing types such as studio-type residential buildings, officetels, high-rise mixed-use residential complexes, and urban compact housing have increasingly replaced traditional non-apartment housing demand. In terms of development size, housing supply is largely divided into small-scale developments with fewer than 19 households and large-scale developments with more than 55 households, while mid-sized developments with 20 to 54 households show distinct spatial and temporal patterns. Low-rise multi-family housing was mainly supplied before the 2000s in hillside and older inner-city areas. In contrast, urban lifestyle housing has been concentrated in flat areas and newly developed districts since the 2000s. Newer housing types are also clustered in central commercial districts and urban expansion areas.
