| Abstract |
This study aims to identify the supply-preference gap in apartment unit floor plans in the Gwangju and Jeonnam region. A two-stage research
design was applied: (1) an analysis of unit floor plans of 14 newly apartment complexes (each with over 1,000 households, 2021-2025), and
(2) a stratified survey of 168 residents in the region. The findings show that while all 14 complexes adopt the LDK-integrated layout, 44.8%
of respondents preferred non-LDK arrangements (complete or partial separation), and the mean satisfaction score of the complete-separation
preference group (M=3.00) was significantly lower than that of the LDK preference group (M=3.65). Region-specific items reveal strong
demand for dedicated storage for fermented foods (M=4.27) and the preservation of laundry-drying space on balconies (M=4.07), neither of
which is reflected in the current supply. A multiple regression analysis confirmed that the supply-preference matching variable independently
explains layout satisfaction (β=+0.237, p=.004). The study suggests that the standardized floor plans imported from the Seoul metropolitan
area do not adequately accommodate the actual housing needs of residents in the Gwangju and Jeonnam region, and proposes four design
directions for region-responsive planning. |
