Abstract This study develops a comparative typology of policies for vacant houses and underutilized built assets in seven Asian countries and regions: Korea, Japan, China, Taiwan, Hong Kong, Singapore, and Indonesia. In response to population decline, aging, and the deterioration of residential environments, the study examines how different policy systems support the regeneration and reuse of vacant and underutilized assets. A review of academic literature, laws, official policy documents, institutional reports, and case materials was conducted through desk research. Fourteen cases were compared using four analytical variables: policy instruments, architectural interventions, operational models, and performance indicators. Ownership structure, financing mechanisms, government support, and asset management actors were also considered as contextual variables. The analysis identifies four policy types: platform-based regeneration, hub-oriented diffusion, micro-scale improvement, and heritage-oriented regeneration. The findings show that successful regeneration depends not only on physical renovation but also on the integration of institutional tools, intermediary organizations, long-term management systems, and evaluation criteria. Based on these findings, a platform-based differentiated combination model is proposed for Korea, using vacant-house information systems as core infrastructure while selectively applying hub, micro-improvement, and heritage strategies according to asset characteristics and local governance capacity.
