A Study on the Method of the Objective Evaluation Concerning the Appearance of Defects in the Specific Apartment House |
| Abstract |
In Japan, the commercialization of housing has developed rapidly since a period of high degree of economic growth(1955-1973) in the new supply corresponding to the demand, so the mutual trust between-a buyer and a builder has been gradually vanished and it has been transformed into the simple contract. Moreover, because the economic efficiency for the construction of houses built by industrialized construction methods and an accustomed materials, the appearance of defects in houses has been increased as compared with the conventional methods, and it has occured one of the social problems.In such a situation, it has become as social needs to evalute the level of the construction corresponding to the appearance of defects, to be concrete, the level of the construction corresponding to the appearance of defects in a specific apartment house, apartment houses in a specific housing estate. In this paper, first, through question sheets, a periodical variation for the appearance of defects was estimated for general apartment houses selected purposely and the amount of the appearance of defects, which had been occured during ten years, was researched.Second, the appearance of defects in a specific apartment house, which needed for diagonosis, was evaluated objectively through comparing the amount of defects computed by the formula of a periodical variation with that researched on general apartment houses.Accordingly, this study presented at the first time the objective methods to estimate the appearance of defects qualitively and quantitively. |
