Abstract The goal of this research is to suggest the design issues and their solutions to improve the quality through the analysis of current Korean mixed-use project in urban renewal district. The major problems are that there is no quality of relatedness in the voerall order of the existing urban context, and there is no intermediate transitional space between the public area and private dwellings. Furthermore, there is the lack of housing livability. To solve these problems the major subjects and issues of this research are the following:1)review of and comments on past studies and practice related to this research topic,2)architectural and urban contextual approach to analysis of spatial and formal relationships between dwelling unit and urban form in Seoul mixed-use renewal project,3)suggestion of design solutions to enhance the livability and vitality of human life. The issues are the recovery of urbanism and traditional quality. The research findings show that the design strategy for solutions are the following;1)infill pattern approach to small urban mixed-use project in coherent with existing context,2)creation of livable in-between realm between inside and outside instead of non-used, formal space in front of building,3)developement of courtyard type for housing section in site for dwelling livability, and linear type for commercial vitality in adjacent to the urban stree. The application of these issues and their solutions to design profession in response to present day problems should become an integral part of the design process.
