A Study on the Indirect Effects of New Housing Construction in Seoul Metropolitan Area |
Abstract |
The purpose of this study is to examine the indirect effects of new housing construction especially apartments, row houses, multi-family houses. In order to understand in what way households benefit indirectly from the construction of new dwellings, we must know the reasons for their move, income classes they belong and the family types and etc.. And also the new construction can result the redistribution of the old housing stock by the filtering process. The concept of filtering suggests that as well-to-do families acquire new homes, they will allow older dwellings to filter down to low income households.But, in general, it is known that the chain of moves can not reach to the lowest income strata.In this paper, to analyze the characteristics of the households that move into the new housing, the survey has been conducted. In the questionaire, tenure, number of rooms, area of house, heating facility, house type of new dwelling in which they move into and also the same questions about the houses which they left behind have been asked. And also the questions about the characteristics of the households have been asked.In this way, whether or not the households are moving upward and are contributing to the filtering process has been analyzed. In sum, housing policy should be established with the understanding that in what way the supply by the new construction affects the households in urban areas and with the consideration that the lowest income strata can not be benefited by the direct housing supply policy. |
