Abstract The purpose of this study to formulate the mathematical model of Life Cycle Cost which is applicable to the Optimum Design System on the arpartment house. LCC items of interior and exterior walls are divided into initialcost(IC), energy cost(EC) and repair-replacement cost(RPC). LCC models of exterior walls and window-doors are formulated according to the considerations of that initial cost is composed of material cost(MC) and labor cost(LC), of that energy cost is classified into three groups of exterior-nonheating room,heating room-nonheating room and exterior-heating room, of that repair-replacement cost of outside materials are influenced by internal materials. Summing up LCC models of exterior walls and window-doors, the mathematical model of Life Cycle Cost for the optimum design of the apartment house is formulated.
