Abstract This study examines how factors influencing residential satisfaction in various regions of Korea have changed from 2014 to 2022, using housing survey data from the Ministry of Land, Infrastructure, and Transport (MOLIT). Unlike previous studies, this research offers a nationwide time series analysis rather than focusing on a specific region or time. The CART algorithm was applied to determine the relative importance of factors impacting residential satisfaction. Key findings reveal distinct regional differences: in Seoul, Gyeonggi-do, and Incheon, accessibility to medical, cultural facilities, and school districts played a significant role. In Busan and Gyeongnam, access to commercial facilities and safety from accidents were notable. In Chungcheong-do, accessibility to commercial facilities was significant, while school district quality and public transportation access were important in Jeolla-do. In Gyeongsang-do, construction year and safety from accidents were key factors. Sejong's regional characteristics aligned with those of Gyeonggi-do, where medical facility accessibility gained importance, whereas in Daejeon, construction year and commercial facility accessibility had opposing trends. Across all regions and time periods, indoor environment quality, indoor safety, and cleanliness consistently impacted residential satisfaction, although these factors did not emerge as significant in overall residential environment satisfaction.
